Theareaasawholesharesavisualrichnessandcelebrateshistoriccharacter.The
historicalresidencesinthisareawereconstructedprimarilybetweenthe1880’sandthe
1930’s,creatingabeautifulsnapshotoftheerawhentheareawasfirstdeveloped.As
newhomesandbusinessesareconstructedintheneighborhood,itisimportantto
preserveOldTownsvisualhistorical identity.

ThefollowingdesignstandardsreflecttheculturalcharacteristicsoftheBoone’sFerry
neighborhoodasithasdevelopedoverthepast160yearswhileintegratingthecurrent
community’s goals for the future. It provides a clear and straightforward set of
architecturalandplanningguidelinestopreservehistoricalintegrityasnewhomesare
constructedandexistinghomesare renovated.

IntroductionandHistory
ThecityofWilsonville,Oregonwasfirstdevelopedinthemid19thcenturyaroundthe
BoonesFerrylandingontheWillametteRiver.Thelandingservedasthestartingpointfor
anewcommunitytospringup,initiallyconsistingofstores,hotels,shops,offices,and
banks‐‐ manyofwhichwerelaterconvertedintoresidences.Theneighborhoodsthatfirst
formedfromthissocialandeconomiclandmarkarereflectiveofthecity’shistoricculture
andcharacter.Themodern‐dayresultofthepreservationofthishistoricstyleisa
traditionalneighborhoodinwhichcollectionsofinterestinganddiversehousesand
sequencesofsmallshopsjointogethertocreatebeautifulstreetsandpublicspacesthat
preservearuralfeelwhileinanurban setting.

architectureoffersimportantlessonsaboutmakingbuildingsworkatboththestreetand
pedestrianscale.TheDesignStandardsapplytothehomeswithintheredboundaryonthe
neighborhoodmaptotheright.ThismapshowsthestyleofhomeswithinOldTownandthe
currentmixofnewandhistorical homes.
OldTownWilsonvillemaintainsauniquecharacterreflectiveofaperiodbeforetherest
ofWilsonvilleexisted.However,astheCityofWilsonvillegrows,theneighborhoodhas
beenexperiencingdevelopmentpressures.Inordertomaintainthedesiredscaleand
massingforresidentialbuildingswithinOldTown,theDesignStandardspresentclear
guidelinesfornewbuild,renovations,oradditionstoexistingbuildingsinthe
neighborhood.
TheOldTownOverlayZone,withintheWilsonvilleZoningCode,refersdirectlytothese
DesignStandardsandthetwodocumentsshouldbereferredtoinconjunctionwhen
planninganynewhomesorwhenrenovatinghomesinOldTown.
Thisdocumentprovidessimple,clear,andobjectivestandardsthatillustratethe
patternsandelementsofarchitecturalstylesinOldTownWilsonville.Theguidelines
providetheCityofWilsonvilleandthecommunitywithtoolstominimizeproblems
regardingfuturedevelopmentandredevelopmentprojectsthatareinconsistentwith
thecontextofOldTown.ByprotectingthespiritandsenseofplaceinOldTown,the
look,feel,andcultureuniquetotheneighborhoodisalso preserved.

ExistingRanch Styles
TheFarmhousestyleinWilsonvilledatesbacktowhentheneighborhoodwasfirst
developedinthe19thcentury.ThisstyleisprevalentthroughouttheWillametteValley
andconsistsprimarilyofasimplebuildingformwithaddedfeaturesandformstoadd
charactertothehome.Farmhousehomeshaveporchesandpitchedroofs,andhavea
traditionalandhistoricvisualstylesuchasverticalorhorizontalwoodsiding,vertically
alignedwindows,andalargefront porch.

TheCraftsmanstylefirstappearedalongtheAmericanwestcoastattheturnofthe
20thcentury,featuringarts‐and‐craftsstyleelementsthatwerepopularatthetime.
Thisstyleusesdetailedfeatures,gabledporches,dormers,andstructurallyexpressive
elementstomaintainaclassicappearancewithacontemporarycharm.
TheStateHistoricPreservationOfficerecognizesstructuresthatare50yearsor
olderashistoricallyconsistentwiththecriteriaforlistingontheNationalRegisterof
HistoricPlaces.Forthisreason,theRanchstylehomewasaddedtothehistoric
residentialtypes.ThisadditionreflectstheevolvingnatureofOld Town.
TheRanchstylefirstappearedinthe1940’s,andwaspopularintothe1960’s.Thestyle
featuresalinearorshallowL‐shapedform,withlargefront‐facingwindowsanda
pitchedorhippedroof.Exteriorornamentationislimited,makingthesehomesa
versatileadditiontothishistoricneighborhood.
Old TownHistoricalResidential Types
TheresidentialhousingtypescurrentlypresentintheBoonesFerrydistrictofOld
TownWilsonvilleincludeFarmhouses,CraftsmanStylehomes,andRanchStylehomes
amongothermoremodernhomes.Topreservethehistoriccharacterofthe
neighborhood,thisdocumentwillfocusonthesethreehistoricstyles:Farmhouse,
Craftsman,andRanch,whichtogethercomposeabout80%ofthehomesinoldTown.
